Land Auction Process
Step 1: Contact Us
Get in touch with us! We're always happy to
discuss potential auctions and how RK Statewide Auction
Service can best be of service.
Step 2:
Discussion Of Property/Land For Sale
Rick has a detailed
discussion with every potential customer regarding
the land that will be up for auction.
Step 3:
Discuss/Determine Pricing & Fees
Rick will use his
extensive experience in the auction/real-estate industry to
provide insight into the price that your property
should
bring at auction. Auctioneer fees will also be
discussed and agreed upon in this step.
Step 4:
Set Date & Time
Find a date and time
that works well for all parties involved.
Customer schedules, current auction calendar, and
local events are all taken into consideration when
choosing the date & time for the auction.
Step 5:
Create & Deploy Your Integrated Marketing Campaign
There is no one
primary marketing tool we use to help sell your
property. For each sale an Integrated
Marketing Campaign (IMC) is created....this method
utilizes a variety of marketing tools that are
customized for your particular land auction.
Though it varies, the
primary method of marketing is advertisement in the
general area of the auction. Sale Bills will
be created and distributed within a reasonable radius
of the auction at
established high-traffic areas. Additionally, RK Auction Service has an established
(and ever-growing) customer database of 700+ people
that will be contacted with Sale Bills via email or
standard post. Email reminders about the
auction are also sent out two
days prior to the sale. RK Statewide Auction
also utilizes national print advertisements, trade
publications, internet advertising, and a variety of
other marketing tools best suited for your
particular auction. These steps ensure
that we'll have interested buyers and a great crowd on auction day!
Step 6:
Handle Potential Customer Inquiries/Property
Showings
RK Auction Service
prides itself on providing excellent customer
service, both to the individual(s) we're having an
auction for as well as the customers interested in
purchasing the land or property at auction. By phone
or email, we'll do our best to handle all questions
we receive in a timely and professional manner.
We'll also handle as many property showings as is
necessary.
Step 7:
Auction Day!
After all the planning
and marketing, it's here....Auction Day! We'll
bring our experienced staff and will do our best to
get you top-dollar at your land auction!
Step 8:
Finalize The Auction
Land
sales close approximately thirty days following the
auction. The partial-payment required on sale day
is held in a trust account by either an attorney or
a title company until the transaction has been
completed. We work with many buyers and sellers who
cooperate in a 1031 tax deferred exchange.
