PROPERTY LOCATION:  From Billings, Mt – Go West on Interstate 90 for 36 miles to Columbus, MT.  Take Highway 10 E for 2.5 miles, turn N (left) on Columbus Molt Road for 3.9 miles to Le Peterson Road, turn E (right) for 2 miles.  Property starts here.

 PARCEL ONE +/-480 ACRES

SECTION 4 +/-480 acres of which is improved Pubescent wheatgrass.  There is a Spring in the SE4 and electricity.
 

 PARCEL TWO +/- 640 ACERES

SECTION 3 +/-640 acres of which +/-548.1 acres are in CRP which ends in 2010.  The CRP payment is $15,212.00 which will be prorated to day of closing.  There is improved grass and a Well in the N2.

PARCEL THREE +/-320 ACRES

SECTION 33 S2 +/- 320 acres of +/-262.7 acres are in CRP which ends in 2010.  The CRP payment is $6,596.00 which will be prorated to day of closing.

 

PARCEL FOUR +/-1120 ACRES

SECTION 34  SW4,E2 +/-480 acres of which is improved Pubescent wheatgrass.  There is a cased Well on this Parcel.

SECTION 35 +/- 640 acres of which is improved Pubescent wheatgrass.  There are (3) Springs with very good water.

 A title commitment has been ordered and will be available, at their request to prospective buyers for inspection prior to sale day.  The above may or may not be the proper legal description; it was taken from the Stillwater  County tax receipts.  The above does describe the property to be sold.

 

Wildlife:   There are many deer, antelope and occasionally elk on this property.  Sharptail Grouse and Partridge are also seen on the property.

 

Fossil Rights:  Seller will not retain any fossil rights.  (There have been artifacts found on the property.)

 

Mineral Rights:  No mineral rights transfer.
