PROPERTY LOCATION:    From Wolf Point, MT- Take Hwy 13 South for 18.3 miles, turn East (left) on Hwy 201 for 18 miles. From Sidney, MT- Take Hwy 16 North toward Culbertson for approximately 12 miles turn left on Hwy 201 for 37 miles.

PROPERTY DESCRIPTION:

Township 25N, Range 51E SECTION 14 S2 +/- 320 Acres of Grassland

SECTION 22 E2E2, less and except a tract of land in the E2SE4 conveyed to the State of Montana for the benefit and use of its State Highway Commission in Bargain and Sale Deed recorded in Book A-79, Page 337 +/- 155.39 Acres of which +/-102.8 Acres are CRP

CRP CONTRACT:
The CRP expires in 2012. The annual is $3,134.00. The new Owner will receive the 2011 and 2012 CRP payments. The contract will transfer to the buyer after the 2010 payment is made to the Seller. Buyers agree to comply with the terms and conditions of the CRP agreements for the remainder of the contracts.

IMPROVEMENTS:
 There is electricity on Section 14 and electricity approximately 50 yards from South end of Section 22. Long Grass Creek flows through both Sections. There is a Grain Bin (approximately 2000 bushel) and a well on Section 14.

A title commitment has been ordered and will be available, at their request, to prospective buyers for inspection prior to sale day. The above may or may not be the proper legal description; it was taken from the Richland County Tax receipts.

WILDLIFE:
 Deer, Antelope and Sharptail Grouse have been seen on the property.

NOXIOUS WEEDS:

WATER RIGHTS:
 Any water rights held on the property to be sold will transfer.

MINERAL RIGHTS:
 No mineral rights will transfer.

TAXES:
 Taxes will be prorated from the day of closing.

TERMS:

BUYERS PREMIUM:
 A 2% Buyers Premium will be added to the winning bid price to arrive at the total contract price paid by the purchaser.

Your bid is considered acceptance of the terms of this auction. If you, the Buyer fail to close, the down payment is non-refundable. If the Seller fails to close, 100% of the down payment will be returned. At this time, there is no known reason that the Seller would not be able to close.
