home...absolutely one of a
kind, with 6 bedrooms, four
of them master suites,
tucked out of site and
completely private at the
mouth of Lemon Creek Canyon.
Knock out views!
Master suite fireplace and a
massive round central stone
fireplace with double
fireplace apertures at
separate levels. Hewn
square log/chink sided,
hundreds of tons of stone.
Hand hewn log beams
highlight round roofs
towering above tumbled
marble and hickory floors,
and spectacular aspen and
copper kitchen.
Outside is a hot tub, rock
gardens, wrap-around deck
and patios. Stunning!
WILDLIFE & RECREATION
All
three ranches tuck into the
varying folds of the
foothills and snuggle under
the awesome backdrop of
10,000 ft snow-capped Mount
Baldy. The ranches are
home to premier elk,
whitetail, and mule deer
hunting. Antelope roam
on Three Creeks West and
Nugget Creek.
Wisconsin, Nugget, and No
Name Creeks, and Marsh Ditch
gurgle through the ranches.
West and Nugget Creek enjoy
wonderfully scenic Wisconsin
Creek, a great small stream
fishery with beaver pond
complexes. These
ranches are a horseman's
delight, along with
wonderful ATV riding and
winter snowmobiling.
TOPOGRAPHY
The
topography is diverse,
ranging from rolling,
indigenous grass and
sagebrush high desert
foothills, to heavily treed
riparian bands along No
Name, Wisconsin, Lemon,
Nugget, Parsons Creeks, and
Marsh Ditch, to desert
alpine foothills studded
with aspen, juniper and
pinon pine, and finally in
its upper reaches
transitioning into the
towering firs and spruces of
the Rocky Mountain
sub-alpine ecosystem.
There exists a number of
incredibly spectacular
building sites with views,
water, and total seclusion.
There are pristine
constructed, and future
permitted, pond complexes.
Tens of thousands of acres
of public land lie
immediately adjacent to the
north and east.
CONSERVATION EASEMENTS
All
three ranches have
conservation easements
carefully planned and
granted to allow wide
flexibility including very
significant additional tax
benefits, and/or subdivision
of up to 15 parcels, or sale
of the many existing
lots/tracts, and
construction of up to 30
homes and additional cabins
or guest cottages, or a
combination. There are
many misconceptions
pertaining to conservation
easements. To begin
with, as the owner, you have
total control of hunting,
fishing, and recreation
rights to these ranches.
There is no public access
whatsoever. There
remain very valuable
transfer (subdivision) and
building rights. There
is NO restriction on
subsurface mineral
extraction.
Agricultural and resource
improvement and operations
remain fully flexible.
These easements create value
and opportunity! See
the flyer insert and maps
for details.
CONSERVATION EASEMENT

Very
significant benefits remain
to purchasers wishing to
place additional
conservation easements on
the ranches. Each
individuals personal tax
